Mix warm water and instant yeast in a bowl until foamy, about 5 minutes.
Combine bread flour, sugar, and salt in a mixing bowl.
Add the yeast mixture, fresh milk, softened butter, and egg to the dry ingredients.
Knead the dough on a floured surface until smooth, about 10 minutes.
Place the dough in a greased bowl, cover, and let rise until doubled, about 1 hour.
Punch down the dough and roll it out into a rectangle.
Spread softened margarine over the dough and sprinkle with sugar.
Roll the dough tightly into a log and cut into pieces.
Place the pieces in a greased baking dish and let rise for another 30 minutes.
Bake in a preheated oven at 350°F until golden brown, about 20-25 minutes.
Remove from the oven and brush with egg wash (1 egg mixed with 1 tbsp fresh milk).
