Preheat the oven to 350°F (175°C).
Grab a large mixing bowl and an electric hand mixer.
Add 8 ounces of softened cream cheese and 1/2 cup of softened unsalted butter to the bowl.
Beat the cream cheese and butter together until smooth and lump-free.
Add 1 cup of firmly packed light brown sugar and 1/2 cup of granulated sugar to the bowl and mix on high speed for 2-3 minutes until creamed together.
Add 2 large eggs one at a time, mixing well after each addition, and scrape the sides and bottom of the bowl after each egg.
Add 1.5 teaspoons of vanilla extract and mix until combined.
In a separate bowl, whisk together 2.5 cups of all-purpose flour, 2 teaspoons of baking powder, 1 teaspoon of cornstarch, and 3/4 teaspoon of salt.
Measure out 1/2 cup of buttermilk.
Gradually add the dry ingredients to the wet ingredients in three parts, alternating with the buttermilk in two parts, mixing on low speed until just combined.
Switch to a spatula to finish mixing by hand, scraping the sides and bottom of the bowl until uniform.
Grease and flour a 13x9 inch baking pan or line it with parchment paper.
Spread half of the batter into the prepared pan.
Prepare a topping mixture (not shown in the transcript) and sprinkle half of it over the batter.
